My family, along with two other families, stayed at Ah Villa for six nights and it was absolutely incredible. The home is stunning, spacious, and spotless. Chino and Anita do an exceptional job maintaining the property and ensuring everything is in perfect shape.

The only downside was the heavy sargassum on the beach, which made it difficult to enjoy the ocean as we had hoped. But of course, that’s just Mother Nature! Thankfully, the beautiful pool and hot tub more than made up for it as we spent countless hours relaxing and playing there.

There’s also so much to do in the area. I highly recommend renting a car and getting out to explore! During our stay, we took the ferry to Cozumel for a beach day, had dinner in Playa del Carmen, visited the Tulum ruins, spent a full day at Xel-Ha, and even did a zip-line, ATV, and cenote adventure with Selva Eco Adventures. One of the highlights was having Anita cook dinner for us on two nights and her meals were absolutely delicious.

We were on a family vacation with my 3 adult children and their partners and we couldn't have been more pleased. This villa had it all! The three bedrooms in the main villa are all large with balconies facing the water. The two other rooms are a bit smaller but still very nice. The pool is gorgeous and the beach white sand with a few rocks in the water but great for swimming, snorkeling and kayaking and some palm trees for shade. We also got the added bonus of seeing turtles come up to dig their nests. The staff was a very, very nice and fixed us a few delicious meals. The villa was spotless. We would absolutely recommend staying at Ah Villa!

The house was perfect for our family. There are three large bedrooms upstairs in the main house, and two ‘side’ bedrooms on either side of the house with separate entrances (one with a queen bed and the other with two double beds). It is as the photos depict. We visited in mid August 2024.

The air conditioning was functional and refreshing, the shared living space was comfortable, the pool and hot tub were well maintained, and the outdoor seating area was perfect for shade and views. The backyard beach is rocky at the shoreline (take water socks!) but the privacy (somewhat shared with neighbors) more than makes up for this minor inconvenience. The seaweed was easily manageable and the cleaning crews for the sargassum were excellent and thorough.

The cherry on top were Anita and Chino. They attended to the house and its cleanliness as if it were their very own. Anita welcomed us into the home, cared for daily issues, and ensured that beach towels were refreshed, towels were restocked, and the pillows were perfect. It was like waking up to a new home every morning. Chino was likewise incredibly pleasant and hardworking keeping the pool full, the property maintained, and in a late evening instance of a kitchen mishap that we created - available to assist, with a smile.

Lastly, the property manager Scott was professional, always available via phone (WhatsApp, phone), and ensured that we had the absolute best stay. He likewise greeted us in person and he addressed our concerns promptly and circled back to make sure the issues were resolved. It should also be mentioned that the pre-arrival communication was top notch - accurate directions / guidance, recommendations for car rental, grocery delivery, timing, etc.

We would certainly return to Akumal simply to stay in the home again given our experience.

We had a fantastic week-long stay at Ah Villa! We were a group of 5 adults and 6 kids (ages 5-18). The house had plenty of space for all of us and the 2 casita bedrooms with separate entrances worked well for the make-up of our group. The house is in a gated community and felt very safe. While we did appreciate how easy it was to access local sights from the house, we spent most of our vacation right at the house, with countless hours lounging by the pool and going back and forth to the beach. The awesome covered sitting area by the pool, the hammocks at the beach, and the 2 kayaks and 1 paddle board were well used by our group! If you want a relaxing spot for your vacation, this is it!

Anita and Chino were amazing! So incredibly friendly and helpful, and just wonderful people! They both kept the house and property in pristine condition while we were there, and their service went above and beyond. During the week, Anita made it very easy to communicate through WhatsApp and any questions or needs that we had during our stay were immediately dealt with. We also had Anita and Chino cook for us twice, which was delightful. Anita and Chino gave 5-star service and really added to the experience!

The office staff (Lea, Zan, and Katie) and concierge (David) were also extremely friendly and communicative before and during our stay. They answered our questions quickly (we had a lot!) and gave great recommendations. Katie even stopped by in-person to make sure everything was perfect.

Highly recommend this property and rental agency!

This rental was a dream. The house is stunning and fit all 13 of us comfortably. The kitchen is fully stocked with everything you need to prepare a meal. Beds were comfortable and the pool was amazing. Chino and Anita were the sweetest & we will miss them. If your looking to spend time in Akumal this is the house to book!

The house was amazing inside and out. The staff Scott, Chino, Anita cleaning crew were very helpful and did a great job. The weather was awful but no one can predict that. If I had one minor complaint it would be the marble tile outside around the pool. When the marble gets wet it's very slick and we had multiple people fall luckily no one was seriously hurt but you may consider putting more rugs around that area because it's quite dangerous and we were very cautious. Other than that it's an amazing property it's exactly what we wanted minus the tropical storm.

Ah Villa is a gorgeous spacious house kept in great condition. Separate entrances to two of the rooms offered welcome privacy to some of our group while still being all together. Kitchen was well equipped and bottled water constantly replenished. The dining/living room were nice to hang out inside out of the heat. The back pool deck though ended up being a favorite place to hang out and eat with a nearly constant cool breeze coming off the ocean. The pool and jacuzzi were spacious and kept clean. The beach area is great with lots of shade to relax in. We were lucky to see many sea turtles lay eggs in the evenings and even got to see some hatching which was a highlight of our trip for many of us. Like anywhere on the ocean these days, the seaweed is unpredictable but they had crews collecting it the best they could keep up with and it was minimal during our stay. There is a natural reef ridge a few hundred feet off the coast which keeps the water calm near shore. Within that area small areas of coral can be found with some great snorkeling opportunities to see lots of variety of fish, coral, and rays. The concierge service, David in particular, was very helpful and attentive for arranging shuttle and car rentals. The property manager, Scott, was very friendly and checked in on us often and was very helpful. The caretakers, Anita and Chino, were awesome and kept the place in amazing condition and were attentive to any requests. We had Anita cook one dinner for us and it was spectacular and she accommodated food allergies carefully. The gated community with 24/7 security and the property also having a gated front entrance felt very safe. Location is great with many great places to visit and eat just down the road or within a 15 minute drive. We have stayed in several places along the Riviera Maya and this was by far our favorite.

We had plenty of room, comfortable beds, fantastic pool and hot tub, great beach all to ourselves, turtles nesting right on the beach(we left them completely alone!) - not to mention, the best staff in the world. Recently we rented Ah Villa in Akumal Sur for a family vacation. There were 7 adults and my son (5 yrs). Although the Ah Villa is very nice and spacious it has some major shortcomings.

DANGER. The patio on the center of the pool is comprised on some beautiful marble like tiles. HOWEVER, when wet (which is most of the time since this is where you step out of the pool) they became extremely slippery ( just like ice). 3 of us took pretty good spells, I personally ended with a bloody elbow and had to have attended by a DR. 15 days after and I am still in pain. My son and my wife also took spells. This area is extremely dangerous and something should be done about this before someone gets seriously hurt.
To be honest with you for almost U$S 9,000 for one week we expected hot water to come out of the shower. After a long trip and the first thing we wanted was a hot shower. Not until we spoke with the caretakers got hot water (took about 4+ hours).
Lots of great smart flat screens the around the house + a great stereo. However none of them worked properly since the internet did not work for the first 3 days until they got a tech to come out. Even after that the connections was not great. Forget about doing any online work here.
No instructions to operate jacuzzi, it was cold when we first arrived. Caretaker help us out and from the second day on there were no issues.
There is washer and dryer but they are locked away. If you want laundry done you can have Anita (caretaker) do it for you for U$S 8.00 per load or go across town and have it done for U$S 3.00.
Would not stay there again.

Although the Ah Villa is very nice and spacious it has some major shortcomings.<br/><br/>DANGER. The patio on the center of the pool is comprised on some beautiful marble like tiles. HOWEVER, when wet (which is most of the time since this is where you step out of the pool) they became extremely slippery ( just like ice). 3 of us took pretty good spells, I personally ended with a bloody elbow and had to have attended by a DR. 15 days after and I am still in pain. My son and my wife also took spells. This area is extremely dangerous and something should be done about this before someone gets seriously hurt.<br/>To be honest with you for almost U$S 9,000 for one week we expected hot water to come out of the shower. After a long trip and the first thing we wanted was a hot shower. Not until we spoke with the caretakers got hot water (took about 4+ hours).<br/>Lots of great smart flat screens the around the house + a great stereo. However none of them worked properly since the internet did not work for the first 3 days until they got a tech to come out. Even after that the connections was not great. Forget about doing any online work here. <br/>No instructions to operate jacuzzi, it was cold when we first arrived. Caretaker help us out and from the second day on there were no issues.<br/>There is washer and dryer but they are locked away. If you want laundry done you can have Anita (caretaker) do it for you for U$S 8.00 per load or go across town and have it done for U$S 3.00.<br/>Would not stay there again.

The architecture, design, layout and space of this incredible Villa just blew us away and it was love at first sight! This property is a perfect vacation getaway for a small intimate experience to a large group of up to 14+ and well-equipped to handle a large group. Each bedroom with its own private bathroom was an added luxury. The place was immaculate and perfectly maintained. Cleanliness and hygiene are important to us and this place didn’t disappoint. Anita and Chino, the caretakers, are warm, gracious and hospitable, and the delicious and memorable meals they prepared for us with painstaking detail will forever be imprinted in our hearts. They also take care and maintain this exquisite property with such love and care. We will never forget the peaceful mornings sipping coffee and beautiful evenings on the backyard pool and patio sipping cocktails overlooking the ocean. The ability to walk down a very short private pathway from the backyard to a beautiful beach was a pleasure to indulge in anytime we chose. We took the opportunity to use the kayaks and surfboards at the property, and enjoyed the ocean. We also enjoyed leisurely afternoons reading and snoozing in a hammock by the beach. Overall, we would unreservedly recommend more than one stay at this gorgeous villa.

This is beautiful beachside home is comfortable, quiet and peaceful. There is plenty of room and the outdoors covered seating area surrounded on three sides by the pool is a great place to sit and relax. The hospitality team is top notch. From our initial reservation to communication in making pre-arrival requests was very easy and organized. The rooms are comfortable and what really made our stay special was the pride and care that the housekeepers took in keeping the house and pool area clean and tidy. We requested several cooked meals and they were all gourmet quality at a very reasonable price. The property is maintained in very good condition and having the heated hot tub was an added bonus. This part of the shoreline is know for it's reef, so the beach was rocky but still very beautiful. We were able to take the stand-up paddle board and one of the kayaks out for some fun in the bay. We hope to return again next year to this little piece of paradise.

The food that they cooked was authentic and wonderful and do not leave without them making you margaritas. The beach was absolutely gorgeous and raked clean daily. You do not need to look any further this is the place to relax with family and friends and enjoy a wonderful vacation.
