We found this amazing house directly after searching for Beachfront Homes with a pool near Playa Del Carmen/Tulum. We are SO glad that we did. From entering the property with 24 hr security, to meeting the AMAZING Chino and Anita who live in a casita on property and truly go ABOVE AND BEYOND to make your stay comfortable, enjoyable, and cheerful as they always have a SMILE!

Enter the front door greeted by 30+' thatched ceilings and looking straight through to blue water and the pool. This home is an architectural gem. We learned that the owners will be doing a big renovation and truthfully, no idea how to make this house better!

3 King bedrooms with their own bathrooms in the main house upstairs and the master is spectacular. The 4th bedroom has a kind and is accessible outside. The 5th bedroom is accessible on the opposite side with 2 queens and was perfect for our 4 teenage girls.

We enjoyed easy trips to Playa Del Carmen and Tulum (both less than 30 min away) as well as a 25 min trip to Puerto Aventuras for an offshore Fishing Trip. One thing I would recommend almost above everything else, is to utilize Chino and Anita to prepare dinner for you. For 11 people, it averaged $250/meal INCLUDING groceries. Even the last night (where we really went overboard with ribs that were amazing, chicken mole, and fried fish plus 5 sides) was only $370!

The only constructive feedback would be that we struggled to work the hot tub (but Chino handled every time for us) as well as the hot water in one of the master showers wasn't super hot (could have been operator error;)

If I had more time, I could write a book but suffice it to say, the location, house, and staff was perfection.

Our stay at Ah Villa through Akumal Direct exceeded ALL of our expectations. It was extremely clean upon arrival and Anita and Chino, the caretakers, kept it spotless throughout our entire stay. Our villa was gorgeous and fit 10 people easily! The pool was cleaned daily and was much bigger than we anticipated. The beach was cleared daily of the seaweed. We did opt to choose a meal for Anita to cook for us one evening and it was AMAZING!!!! Our entire group was excited to share a review and recommend booking through Akumal Direct - who checked on us several times to be sure all of your needs were met. David Placenia, the concierge, assisted us with transportation all week and was extremely responsive. We would go back to Ah Villa for sure and highly recommend booking through Akumal Direct!

After a couple of days at Ah Villa all 4 couples in our party started planning our next trip! The house is designed in such a way that you feel like you're in a private spa. The common areas are large enough so everyone in our group could find their own private spots outdoors. The outdoor living room was great fun for the group to hang out for happy hour and enjoy long conversations post dinner. Plus, our concierge David helped us organize a fun-filled trip to Tulum complete with a personal driver so everyone could enjoy drinking.

The house was spactacular! It was emaculate. The rooms were fully equiped and very clean. The grounds were lush, and as you walk towards the blue ocean, the palms all around were tall and full. At night the full moons light shined on the water as the warm wind blew. It was so romantic and breath taking. Twenty minute drive south takes you to a very modern grocery store and the citg of Tulum. Anita and her husband Chino (care givers) cooked a delicious dinner for seven on one night. The only thing was the pool was not warm, but was okay to swim in. The longer you remained in it the warmer it felt. The hot tub could only be turned on by the care giver, which, was a bit weird after a while. All else was sheer bliss! I do plan on coming back and staying here again with my folks next time.

We have stayed in Akumal a number of times at various homes. Villa Ah is an outstanding property with wonderful caretakers. The villa is well maintained and very clean. It is a beautiful home with a great pool and beach. Anita and Chino made sure we are comfortable at all times. They cooked a few meals for us that were delicious. Their service is AAA+. We couldn't ask for a better vacation.

Where do I start? This house was perfect in every way. Waking up to the turquoise water every morning was a dream. We spent a lot of time on the beach and even booked massages beachside. We had no reason to leave. The setup of the pool was perfect. We did use the jacuzzi a lot because the weather was a bit chillier than previous trips to Akimal. It was large enough for all of use to use.

The bedrooms were cozy with a bathroom in each one. The beds were a little hard but that has been my experience in Mexico. Nothing new. The water was hot and heated up rather quickly.

The kitchen had everything you need to cook a meal or make a drink. It is very spacious with enough room for everyone.

The most spectacular part of the villa were Chino and Anita. They did an outstanding job making sure our stay was comfortable. Kind is an understatement. The villa was spotless everyday. Our sheets were changed regularly and we always had fresh towels. I can’t commend them enough for their efforts.

I will recommend this villa to anyone who will listen. Thank you for a great week in Mexico!

My family, along with two other families, stayed at Ah Villa for six nights and it was absolutely incredible. The home is stunning, spacious, and spotless. Chino and Anita do an exceptional job maintaining the property and ensuring everything is in perfect shape.

The only downside was the heavy sargassum on the beach, which made it difficult to enjoy the ocean as we had hoped. But of course, that’s just Mother Nature! Thankfully, the beautiful pool and hot tub more than made up for it as we spent countless hours relaxing and playing there.

There’s also so much to do in the area. I highly recommend renting a car and getting out to explore! During our stay, we took the ferry to Cozumel for a beach day, had dinner in Playa del Carmen, visited the Tulum ruins, spent a full day at Xel-Ha, and even did a zip-line, ATV, and cenote adventure with Selva Eco Adventures. One of the highlights was having Anita cook dinner for us on two nights and her meals were absolutely delicious.

This was a vacation we’ll be talking about for years to come!

Wonderful time for our family of 8 adults and 2 young children. This was our 2nd time staying at Ah Villa for Thanksgiving. Chino, Anita and Scott took great care of us from start to finish. We pre-ordered some groceries which were their upon arrival. We arranged multiple breakfasts and dinners with Anita and Chino that we fresh, delicious and a good value. Most of the week was spent relaxing by the pool and beach. We did one outing to swim with the turtles which was $7 to get in + $25 for a private tour. Our stay was Sunday to Saturday which was just the right amount of time. We all left relaxed.

Our family of 7 stayed at the villa for eight nights and were in awe of the beautiful house and location. Our 2 1/2 year old enjoyed the pool and Jacuzzi every day. We were on a family vacation with my 3 adult children and their partners and we couldn't have been more pleased. This villa had it all! The three bedrooms in the main villa are all large with balconies facing the water. The two other rooms are a bit smaller but still very nice. The pool is gorgeous and the beach white sand with a few rocks in the water but great for swimming, snorkeling and kayaking and some palm trees for shade. We also got the added bonus of seeing turtles come up to dig their nests. The staff was a very, very nice and fixed us a few delicious meals. The villa was spotless. The community the villa is located in was very secure and we frequently saw security patrols on the beach. The Villa management staff was great too. Our children were shaken down by the local police in Tulum while driving home from dinner and lost $400USD. The Villa manager came right over the next morning to talk with us. Unfortunately, not much could be done. We decide to hire a car the next time we went into to Tulum instead of driving. I do not recommend driving to Tulum at night. We would absolutely recommend staying at Ah Villa!

The house was perfect for our family. There are three large bedrooms upstairs in the main house, and two ‘side’ bedrooms on either side of the house with separate entrances (one with a queen bed and the other with two double beds). It is as the photos depict. We visited in mid August 2024.

The air conditioning was functional and refreshing, the shared living space was comfortable, the pool and hot tub were well maintained, and the outdoor seating area was perfect for shade and views. The backyard beach is rocky at the shoreline (take water socks!) but the privacy (somewhat shared with neighbors) more than makes up for this minor inconvenience. The seaweed was easily manageable and the cleaning crews for the sargassum were excellent and thorough.

The cherry on top were Anita and Chino. They attended to the house and its cleanliness as if it were their very own. Anita welcomed us into the home, cared for daily issues, and ensured that beach towels were refreshed, towels were restocked, and the pillows were perfect. It was like waking up to a new home every morning. Chino was likewise incredibly pleasant and hardworking keeping the pool full, the property maintained, and in a late evening instance of a kitchen mishap that we created - available to assist, with a smile.

Lastly, the property manager Scott was professional, always available via phone (WhatsApp, phone), and ensured that we had the absolute best stay. He likewise greeted us in person and he addressed our concerns promptly and circled back to make sure the issues were resolved. It should also be mentioned that the pre-arrival communication was top notch - accurate directions / guidance, recommendations for car rental, grocery delivery, timing, etc.

We would certainly return to Akumal simply to stay in the home again given our experience.

We had a fantastic week-long stay at Ah Villa! We were a group of 5 adults and 6 kids (ages 5-18). The house had plenty of space for all of us and the 2 casita bedrooms with separate entrances worked well for the make-up of our group. The house is in a gated community and felt very safe. While we did appreciate how easy it was to access local sights from the house, we spent most of our vacation right at the house, with countless hours lounging by the pool and going back and forth to the beach. The awesome covered sitting area by the pool, the hammocks at the beach, and the 2 kayaks and 1 paddle board were well used by our group! If you want a relaxing spot for your vacation, this is it!

Anita and Chino were amazing! So incredibly friendly and helpful, and just wonderful people! They both kept the house and property in pristine condition while we were there, and their service went above and beyond. During the week, Anita made it very easy to communicate through WhatsApp and any questions or needs that we had during our stay were immediately dealt with. We also had Anita and Chino cook for us twice, which was delightful. Anita and Chino gave 5-star service and really added to the experience!

The office staff (Lea, Zan, and Katie) and concierge (David) were also extremely friendly and communicative before and during our stay. They answered our questions quickly (we had a lot!) and gave great recommendations. Katie even stopped by in-person to make sure everything was perfect.

Highly recommend this property and rental agency!

Side notes:
- The entrance to the ocean is a little rocky, and some may find water shoes helpful.
- There was some seaweed on the beach, but beach staff was there every morning removing it.
- We saw turtles nesting on multiple nights! Note that there are volunteers monitoring the turtles who walk the beach late into the evening with red headlamps. Sometimes they linger on the beach in front of the ho

The house was amazing inside and out. The staff Scott, Chino, Anita cleaning crew were very helpful and did a great job. The weather was awful but no one can predict that. If I had one minor complaint it would be the marble tile outside around the pool. When the marble gets wet it's very slick and we had multiple people fall luckily no one was seriously hurt but you may consider putting more rugs around that area because it's quite dangerous and we were very cautious. Other than that it's an amazing property it's exactly what we wanted minus the tropical storm.

Our group of 10 adults, 1 child, and 2 infants had an amazing stay at Ah Villa. The house was gorgeous, full-stocked with everything we needed, and the concierge was so helpful in answering all of our questions. We also loved the meal cooked by Anita and Chino, and loved talking to them. Daily cleaning (included) was also so helpful for our large group. I have already recommended this property to several people and say I will join on any group stay :)

Ah Villa was the most gorgeous, cleanest rental we have ever experienced. The floor plan was perfect for the 12 of us, three families. Anita and Chino were absolutely the kindest caretakers and their fresh, homemade prepared meals were 5 star! Being a few feet from the ocean, and having the pool for the windy days kept the kiddos constantly occupied. And do rise early to enjoy the sunrises!

Ah Villa is a gorgeous spacious house kept in great condition. Separate entrances to two of the rooms offered welcome privacy to some of our group while still being all together. Kitchen was well equipped and bottled water constantly replenished. The dining/living room were nice to hang out inside out of the heat. The back pool deck though ended up being a favorite place to hang out and eat with a nearly constant cool breeze coming off the ocean. The pool and jacuzzi were spacious and kept clean. The beach area is great with lots of shade to relax in. We were lucky to see many sea turtles lay eggs in the evenings and even got to see some hatching which was a highlight of our trip for many of us. Like anywhere on the ocean these days, the seaweed is unpredictable but they had crews collecting it the best they could keep up with and it was minimal during our stay. There is a natural reef ridge a few hundred feet off the coast which keeps the water calm near shore. Within that area small areas of coral can be found with some great snorkeling opportunities to see lots of variety of fish, coral, and rays. The concierge service, David in particular, was very helpful and attentive for arranging shuttle and car rentals. The property manager, Scott, was very friendly and checked in on us often and was very helpful. The caretakers, Anita and Chino, were awesome and kept the place in amazing condition and were attentive to any requests. We had Anita cook one dinner for us and it was spectacular and she accommodated food allergies carefully. The gated community with 24/7 security and the property also having a gated front entrance felt very safe. Location is great with many great places to visit and eat just down the road or within a 15 minute drive. We have stayed in several places along the Riviera Maya and this was by far our favorite.

We are three fifty-something couples from Northwest Illinois. This villa was Ah-mazing. We had plenty of room, comfortable beds, fantastic pool and hot tub, great beach all to ourselves, turtles nesting right on the beach(we left them completely alone!) - not to mention, the best staff in the world. Anita and Chino work so hard to make sure everything is perfect! They cooked us two fantastic meals during our stay, and took care of everything promptly. I had fun practicing my Spanish with them, they are friendly and work very hard. During our stay we took advantage of the huge living room and watched a movie one night during a heavy downpour. We did a lot of our own cooking in the well appointed kitchen. Most of our time was spent enjoying the huge pool and hot tub, as well as combing the beach for shells and other treasures.
We highly recommend this place if you want to escape the crowds, have proximity to the beach, and be close to everything yet have peace and quiet.

One of our best family vacations yet! We had all 4 grandparents and our 2 adult children with their partners stay at the same place with plenty of room for everyone to enjoy their Caribbean vacation in Akumal. This house was like a private resort and the staff was absolutely wonderful! The property has so many beautiful areas to hang out as a whole group but also quiet spaces so anyone could have some private time too. The family loved getting together at the pool. The pergola allowed the older crowd to enjoy the outdoors in the shade while being able to take a refreshing dip. We were close enough to Akumal Bay that the kids could come and go as they pleased. We did have a car rental to go move around when needed too. Besically, the grandparents loved staying at home and having breakfast at Lol-Ha and souvenir shopping. The kids and parents did get to visit Tulum ruins too but at the end of our trip, it was unanimous to book Ah! Villa for our next family trip!

The architecture, design, layout and space of this incredible Villa just blew us away and it was love at first sight! This property is a perfect vacation getaway for a small intimate experience to a large group of up to 14+ and well-equipped to handle a large group. Each bedroom with its own private bathroom was an added luxury. The place was immaculate and perfectly maintained. Cleanliness and hygiene are important to us and this place didn’t disappoint. Anita and Chino, the caretakers, are warm, gracious and hospitable, and the delicious and memorable meals they prepared for us with painstaking detail will forever be imprinted in our hearts. They also take care and maintain this exquisite property with such love and care. We will never forget the peaceful mornings sipping coffee and beautiful evenings on the backyard pool and patio sipping cocktails overlooking the ocean. The ability to walk down a very short private pathway from the backyard to a beautiful beach was a pleasure to indulge in anytime we chose. We took the opportunity to use the kayaks and surfboards at the property, and enjoyed the ocean. We also enjoyed leisurely afternoons reading and snoozing in a hammock by the beach. Overall, we would unreservedly recommend more than one stay at this gorgeous villa.

This is beautiful beachside home is comfortable, quiet and peaceful. There is plenty of room and the outdoors covered seating area surrounded on three sides by the pool is a great place to sit and relax. The hospitality team is top notch. From our initial reservation to communication in making pre-arrival requests was very easy and organized. The rooms are comfortable and what really made our stay special was the pride and care that the housekeepers took in keeping the house and pool area clean and tidy. We requested several cooked meals and they were all gourmet quality at a very reasonable price. The property is maintained in very good condition and having the heated hot tub was an added bonus. This part of the shoreline is know for it's reef, so the beach was rocky but still very beautiful. We were able to take the stand-up paddle board and one of the kayaks out for some fun in the bay. We hope to return again next year to this little piece of paradise.
