Akumal is such a charming puebla and Villa Seagate has the best location for walking to the south to town or to the north to the Yal Ku lagoon.<br/>The villa is supported by a wonderful family of caretakers--Jose, Marta, and their son, Alex, are personable, friendly, and super helpful.<br/>The villa itself is striking from the rainforest/jungle setting at the front of the house to the wide-open Caribbean vista from the back of the house and property. The tile work in the bathrooms and living areas is beautiful and is so Mexican!<br/>We enjoyed a wonderful week as a family of seven and would highly recommend this property to anyone. We hope to return one day.<br/>My grandson was bummed about not seeing and hearing the Caribbean when he woke up this morning. He told his parents to get jobs and move there!

We celebrated my husband’s birthday with a bunch of friends and loved that everyone had their own bathroom access in each room. The owner was attentive and checked in as well as catered to our needs. Our housekeepers Jose and Marta kept the place immaculate and were great cooks and hosts when we needed them. It was walking distance to some restaurants and plenty of shops. Quiet and tucked away from everything but we felt very safe. Overall we were very happy and would love to go back again soon!

Reviewed on 2025-03-01 by , Brooklyn, NY United StatesThis is a beautiful home between the two bays in Akumal. It is beach front but the ocean is inaccessible because of rocks. Swimming and snorkeling is just a short walk away. We had hoped to have the staff cook more meals for us at home but found them to be quite a bit more expensive than going out (although breakfast is listed on the menu as costing $9/pp, it is actually about $30/pp once you add the service costs, the cost of the food, and the shopping fee for the staff). Loved how all of the bedrooms have sliding glass doors (with screens!) so you can listen to and see the ocean. The pool was great and the house had everything we needed.

The oceanfront location was breathtaking, and the views from all rooms were just incredible. It was spacious and comfortable foe for the 10 of us. Jose and Marta were such amazing caretakers and offered great information and places to visit. Scott and David were so attentive and helpful and made sure we had everything we needed for a perfect vacation. Akumal with its beautiful beaches, cenotes, restaurants and shopping I ng was perfect for our family vacation!

The beach is beautiful. 5 minutes to the Ya Kul Lagoon, which is an amazing treasure. We would absolutely return! A family of 7 and we had plenty of room, and the ocean view along with the pool made the home a great get away. Jose and Marta were amazing with great suggestions for activities and their dinner and breakfast was very special and perfect for our family.

Can't control the weather but we made the best of it. Cenote, Chechen Itza, Lagoon, Tulum ruins, pool time, Xel ha, all easily done from this location.

The only way it would be better was if it was truly possible to swim/snorkel from the coast in front of the house. Staff Jose and Marta prepared an unbelievably delightful meal for dinner one night. A highlight. It is a lot of work for them, and we were so lucky to have the meal.

Marta and Jose were amazing property care takers and just really kind people. They made us dinner one night and it was delicious. There was so much room on the property. We swam in the Cenotes right near the house, ate on the beach, a fishing tour and many other fun things while we were in Mexico. We cannot wait to return for another trip.

They let us enter a little before the check-in time so we were grateful for that. Soon as you enter the home you’ll mouth to yourself “woah”. It has such a beautiful scenery with a rocky access to the beach. The housekeepers were thoughtful and brought me a fresh coconut in the mornings while I was working. This place is situated right at the midpoint between all the major sites. So, you can still see the popular areas and return to a quiet, secluded, and safe home. We left the windows and doors open while we stayed inside. The ocean breeze is enough. We’ll definitely be back again or try another of Akumal Direct’s villas. Amazing service and timely communication.

Downstairs is 1 bedroom, kitchen, living area and tv room and upstairs are 3 bedrooms, 2 which have their own separate entrance. We loved the layout because it allowed for maximum privacy and separated our group by who likes to wake up early and who likes to sleep in. The pool and grounds are gorgeous and well kept and the caretakers are friendly and helpful. I would stay again and highly recommend it

This property’s central location makes this one of the best properties within walking distance to all the great shops, eateries, and beaches in town. Designed to entertain parties of 10 to 12 guests featuring the Caribbean Sea from the rocky shore between Akumal Bay and Half Moon Bay. Villa Sea Gate uses traditional masonry techniques to maintain the house fresh for guests during their stay.
An expansive living and dining area with large windows and glass doors opens to an ocean-side patio, Next to the dining room there is an entertainment room and a fully equipped kitchen with a door that leads to the pool deck.
Each one of Villa Sea Gate’s bedrooms faces the Caribbean and has either a porch or a cozy balcony. All four bedrooms have their private en-suite bathroom decorated in colorful Mexican tiles. Three of the bedrooms feature a king-size bed, while the 4th bedroom comes with two double beds and a single bed.
New Garden View Bedroom!
The new garden casita is a fifth bedroom located towards the front of the property. The casita features a king bed which can also be set up as 2 twin beds.
Great Outdoor Spaces And Amenities
This villa has a large oceanfront lounging area complete with hammocks and a small manicured beach for soaking up the sun. The garden-side swimming pool has a limestone tanning deck and a cookout area that is conveniently located by the kitchen.
