Stayed one week and couldn't have asked for a better trip. House was perfect. My family of four was able to spread out, enjoy the pool and cook meals. There's a nice beach about a 15 minute walk, but I would suggest driving. If you have lunch as Lo Ha, parking is free. I would definitely stay at this house again, it's way better than being at an overcrowded resort.

We really enjoyed our stay at Villa Palmeras Akumal We spent a lovely week there with our son and his family. The home’s layout was exceptional and set up for privacy. Our grandchildren really enjoyed the pool which was crystal clear at all times. Patty and Neri kept the house and property in perfect condition and both were extremely pleasant and helpful. Great views from every room of the house!
Our favorite thing was being able to witness the huge sea turtles every night as they emerged from the ocean to lay their eggs….we even witnessed a hatching while we were there which was amazing!

The villa is beautiful and thankfully located next door to a restaurant which is necessary since transportation is scarce. I would recommend a car rental if you’re comfortable with driving yourself around as the taxis/private transportation is overpriced and the area is not walkable to dining or activities.

A group of six. We all loved our stay at the home. The home was perfect. We were thankful for the A/C in the bedrooms. The pool was perfect. We wish we would have brought aqua socks as the beach was very rocky to enter. The maid and grounds keeper were fantastic.

Lo pasamos muy bien, la casa y las instalaciones en buen estado. La atención de Nery y Paty extraordinaria - muchas gracias.
Aún sigo sin entender porque no se les paga mejor y porque "necesitan" la propina para su vida. Claro que les di su propina pero no porque la necesitan porque la merecen. Los clientes pagamos mucho por la casa (buena relación precio/calidad) y por eso ¡paguen más a los ángeles de la casa!)

We had a wonderful 10 days at Villa with our 3 kids and my parents and everyone absolutely loved it! The pool was the biggest hit for our 3 kids and we loved the grill in the back also.
Pati & Neri were AMAZING, and made the whole stay even better- they felt like family members and we were so sad to leave them.
We loved looking for turtles and walking along the beach.

We took day trips to Chichen Itzá and Playa.

Would definitely recommend a rental car to be able to explore the area and go shopping.

The property is lush and private and exactly like the pictures. It had everything we needed and we are already planning a return trip next year.

Our multi generational family had a wonderful experience at Villa Palmeras and can’t wait to go again!

The house was in very good condition and well maintained by friendly staff. Anything you asked for was done immediately. The kitchen was well stocked with dishes etc and all the condiments you need to prepare meals.

The restaurant next door is very good and convenient and we also enjoyed the restaurants in Akumal Beach. Make sure to go snorkeling in the bay and see the sea turtles - a highlight of the trip!

House was clean and nicely appointed. First floor bedroom had a problem with tiny ants, but we bought spray and kept them at bay. Pool is not heated, which was something I will pay more attention to for future rentals as we normally enjoy night swimming. I highly recommend Chef Elias! We had his food most nights, and it was delicious! Paty and Neri are great, and I'm not exaggerating to say Paty just brightened everyone's day with her smile. Activities: Monkey Sanctuary - eh. $70 USD you hold one monkey and it is basically a very small zoo. Make sure you snorkel with the turtles in the bay! Go to Ya-Ku!! Also unlike other houses I've rented, no basics or welcome for when you first get there. Stop at the store before you get to the property!

Tout est pensé! Ce sont des vacances de famille inoubliables. Nous étions 6 adultes et 2 enfants. Les 4 chambres ont des vues sur la mer. Paty fait un ménage incroyable à tous les jours. Je suis allée faire mon yoga 3 fois en joggant sur la plage vers ''l'action''. nous avons vu des tortues et des raies dans la baie.
Nous avons même déjà recéduler pour l'année prochaine. Le service que donne Akumal Direct est vraiment hors pair! Nous avons booké notre transport avec eux, le chef pour les soupers et la cenote. Ils m'ont aussi aidé pour le yoga et les messages! Et le resto Jungle Fish (voisin) est vraiment bon! des fruits de mer délicieux et abondants!

Our extended family enjoyed Thanksgiving week at Villa Palmeras. Each of the four large bedrooms had its own full bathroom and powerful a/c, which made life easy.

Every morning we walked out to the beach just steps in front of our new home. Every afternoon we either kayaked, walked a few yards to the quiet soft sandy crescent where the toddlers could play, or walked to Jungle Fish Reataurant (next door). Every night we fell asleep to the roar of the waves.

Our dinners most nights were restaurant quality prepared by the chef. We had a few leftovers as snacks the next day. Patty made our simple coffee, toast, and fruit in the mornings. She also took care of cleaning and making beds and monitoring the trash. There was also a third person, Nert, who took care of the yard, replaced water bottles, and was generally very helpful.

Sand toys and some snorkel equipment was on site. We lacked for nothing.

We could not think of anything to improve. Every detail was well considered.

Our family of 9 adults and 1 toddler had an incredible trip! Everything about our experience was top notch. The location, the service, the beach, the amenities were all amazing. We even got to witness baby turtles hatch and make their way to the ocean. We loved feeling secluded and away from the crowds and yet so close to beautiful cenotes, the Tulum ruins and the fun town of Akumal. Plus a yummy restaurant (and a chef that came to our house to cook one night) just steps away for whenever we wanted to grab some quick food. The rooms each had their own air conditioning unit which was so wonderful. Clean towels and water replenished every day. Patti took such good care of us we all wanted her to come home with us. Great communication any time we had questions or needs. Thank you for a terrific getaway!

I absolutely loved our stay. There are basically 4 master bedrooms and a rooftop with an amazing view of the ocean and star gazing at night. There is also turtle nesting two feet from the backyard. The best part was having Paty who came and cleaned daily and Neri who does maintenance. They were so friendly, kind and shared a lot of helpful information for our stay and where to go.

Our family really enjoyed our stay at Villa Palmeras. We were looking for an alternative to a resort and this worked very well for our family of 6 (2 parents, 2 kids, and 2 grandparents). We spent most of each day in the pool overlooking the beach and ate dinner next door at Jungle Fish Beach Club (it's literally next door) - the food was great! Our trip was in early June, so we knew it would be hot, but the air-conditioned bedrooms were perfect for napping or sleeping at night. I would recommend renting a car as the walk into Akumal is farther than it seems on a map, and also for any grocery shopping or dining out. Paty and Neri went above and beyond to make sure we were comfortable and had everything we needed before they left each day. Neri cleared out the sargassum the first day and the direction of the winds kept it from building back up again. Paty made us breakfast each day and kept the house spotless. We also enjoyed visiting with them and learning more about the area and their families. It was so much more personal than a resort. We definitely plan to go back for another visit!

We had an incredible stay at Villa Palmeras. If you are considering staying there, don’t hesitate. The house is amazing and perfect for families and multiple couples. Each room has its own bathroom and air conditioning. Having the pool just steps from the back porch and next to the beach was great. Patty was amazing with making breakfast each day as well as keeping the place spotless, and Brian being there keeping the grounds in great shape and clean. I can't say enough good things about this place. Also, I worked with David in guest support ahead of time to set up a chef service for when we arrived. When we arrived, the chef was there making some amazing tacos and all of the sides for us. Thank you again for a great experience all of the hospitality. We will definitely be back! Book this place!

Our two families (4 adults, 5 kids) had an amazing stay at Villa Palmeras. There are so many great things about this house. The location is quiet and private while still being close enough to activities. House staff Paty and Neri are delightful and helpful. The house's location directly on the beach with a pool is unbeatable. The beachfront restaurant just on the other side of the green space was a wonderful surprise. En suite bathrooms for each room are a huge plus. We can't imagine a better place to stay for our annual vacation and are seriously considering a return!

The place were the house is is heaven, its such a beautiful place, i would recomend fumigating before a guest gets there, i got there after a huracane and there were cucaraches ok the house and smelled as humidity (the day after i got there they fumigated and it did not happen again)
The refrigirator was spilling water (i also told them and they fixed it rapidly) also one of the rooms smelled as gas when we got there because of the huracain they also fixed it the first day.
The truth the arrival we encounter this problems and were disapointed, but the staff is such beautiful and kind and the surroundings are exceptional that the nect day they fixed everything and we had a beautiful experience (i would recomend chequing all of this before a client arrives, since the house and beach, and the staff is amaizing) its heven being there even the neighbors inviting to see turtels being liberated, the calming views, the hamacas, privacy and such a kind and respectul staff i would defenetly recomend it. If i could change something in the house maybe they could buy a bigger TV and a new refrigirator :)

The villas was even better than the pictures-lovely property, in a wonderful location. Housekeeper and groundman really kept everything in wonderful order and were a delight- it was a real treat being looked after, they went above and beyond. Walking distance to akumal along the beach (20 min), nice beach club nearby. Bring water shoes to get out into water. Villa was very comfortable incl the beds and the view was fabulous-sunrises and sunsets. Would highly rec. Thank you!!

Two weeks at Villa Palmeras is never enough! We come every year and love everything about Villa Palmeras! The location is perfect with a quiet bay and a short walk up the beach to all the restaurants. The staff takes care of all our needs and questions. There are so many things to do in the area and Villa Palmeras is the perfect place to stay before you take off on your next day adventure. We love swimming and snorkeling right off the beach but bring water shoes because the entry is a bit rocky Our favorite thing to do is just stay at the house and enjoy the sun and beach life!!

Our family of 6 adults and 3 children stayed in Villa Palmeras for Christmas. Every room had a beautiful view of the water and palm trees. The beach and pool were enjoyed by all. The house was clean and comfortable. Pati and Nery were there every day and so helpful. Pati made us delicious breakfasts and was so warm and gracious. David Polencia, the concierge, was very helpful in arranging for transportation, COVID testing, and best of all, an amazing Christmas dinner prepared by Chef Jose and Jaime. The food was delicious and beautifully presented, The restaurant next door was so handy and had wonderful food and service. It really was a perfect vacation and all 9 of us want to return!

The house was perfect for 4 couples and some small kids. Each room having its own full bathroom was really nice. Patti the housekeeper was incredible and lovely. Screen door was acting up day 2 and maintenance man fixed it immediately that morning. Property is beautiful and a 20 or so minute walk to the main akumal beach/hotel area. Super clean and comfortable all around. Highly recommend

We stayed at this property for a week in June. The home was lovely, very well maintained and exactly as pictured. Grounds and pool are tended to every day by Neri, and each morning, Paty came to provide housekeeping service and make us breakfast. It's next door to a very good beach restaurant, a 15 minute walk along the beach to Akumal Village, and a short drive to the Village. Kayaks were super fun, and the pool and covered patio were a great way to end the day after ATV adventures, Coba, snorkeling, Yal-ku, etc. Concierge promptly answers questions and can provide information on activities.

The property is immaculate and just as advertised. The beds were comfortable, the pool was perfect and the view is amazing! Paty & Nery made the experience memorable. They are so kind and helpful. Nery made sure the property was in tip top shape, helped us navigate the local community and made us feel at home. Paty kept the everything clean and organized. She made delicious breakfasts (pancakes to die for) and authentic Mexican dinners to savor....and her flan is out of this world! The best part was practicing our Spanish with them both and getting to know them like family. The days were spent lounging by the pool and sauntering the beach for a little exercise. Most relaxing and refreshing experience. Thank you to the rental team for all your info and communication. We will be back!

We were 2 families with 4 teenagers. The house was the perfect amount of space and perfect location for our families. Patty was great made us feel right at home. She was so sweet and kind every morning. Neri was great clearing out the yard and taking care of everything on the outside. The location was close to everything we wanted to do. Amazing trip!!

We enjoyed a wonderful family reunion at this gorgeous place. The house was clean, the staff very nice and helpful and made us feel super comfortable and right at home. We loved the location right at the beach, short walk to Akumal Bay for snorkeling with turtles, short drive to Tulum for shopping. Just be aware that the house itself does not have A/C, so it was a bit warm in June. The bedrooms each have an individual unit, so we slept well.

Your exhaustive search for the perfect beachfront house can stop :) Wow!! The pictures and descriptions are accurate. The way this place FEELS cannot be communicated by photos though. From the first day, I felt as if I were home. We traveled with our 4 children, 4-14. Each of them had a uniquely perfect trip. (Note, the house easily offer 1 bed/bath too many for our family size.) The younger kids loved the pool, the middle kids loved the kayaks and the older children loved the off-shore snorkeling. I should note, we selected this place not for a perfectly groomed white sand beach, but because we knew we could discover creatures in tide pools, snorkel the beautiful reef in our backyard and build a closer connection to nature. Not only were not disappointed, but we were plesently surprised by the beautiful beach. Additionally, this house is close to everything we wanted to do that wasn't beachfront. We dove cenotes, spent a 1/2 day in Coba, dove near Puerto Adventuras (boat dive,) and connected with friends in Puerto Morelos. Having a car made quick trips and gathering groceries very easy. As noted in other review, pack your water shoes, and enjoy everything this beachfront house has to offer!

We loved our stay. The house is perfect and perfectly maintained. There was absolutely nothing missing from the stay. The house is just spacious enough, the bedrooms are air-conditioned and the swimming pool is perfect. The presence of Patty and Neri made a big difference to our stay, they are there daily to take care of the house. We suggest renting a car to get around, buy food etc.

We loved our stay. The house was exceptional and had everything we needed and the location, truly amazing. We spent the days swimming and snorkeling.
