*Please be advised that while Nikte Ha Condominiums do have an elevator, the service is inconsistent and in no way guaranteed. Please anticipate using the stairs. Thank you!

KINDLY NOTE: South winds may bring Sargasso Seaweed to some beaches throughout the Caribbean, including the Rivera Maya. While the situation is hard to predict for each specific week and area, we would like you to be aware as there is the potential to impact the beach and water entry.

The Riviera Maya is full of natural beauty, places to explore and opportunities for outdoor activities. We have a great list of activities and adventures completely unaffected by the arrival of sargasso that we would love to share with you. There is so much to see and do in this special place, we know that you will have an amazing and memorable vacation!

We had a fantastic week here and would absolutely come back. The location was ideal—easy access to everything in Akumal while still feeling relaxed and tucked away.
One thing we really appreciated upfront was the honest communication about sargassum before our arrival. It set realistic expectations and helped us plan accordingly, which made a big difference.
Alex, the concierge, was outstanding and honestly elevated the entire experience. He coordinated a golf cart for the week, arranged airport transportation, and when we decided last minute to rent a car for several days, he had it delivered and picked up without any hassle. He also gave great local recommendations and secured a dinner reservation for us our first night—which ended up being one of our favorite meals of the trip. Every place he pointed us to was spot on.
The home itself was very clean and well maintained, and the housekeeping team did a great job throughout the stay. Everything felt easy, organized, and well thought out.
The only minor issue—and I had seen this mentioned in other reviews—was that the safe didn’t work in either the main unit or the back studio. Not a dealbreaker for us, but worth noting.
Overall, it was one of those trips where everything just worked, which lets you actually relax and enjoy it. We’d absolutely stay here again.

Thank you Julie, We’re so glad to hear your stay at Nikte Ha 1 was seamless and that the location, communication, and overall experience helped you fully relax and enjoy your time in Akumal. It’s great to know the home and housekeeping met your expectations. We truly appreciate your kind words about Alex—he’ll be thrilled to hear he made such a positive impact on your trip. We’ve also shared your note about the safes with our team so it can be addressed. Let us know when you're ready to join us again, and we'll gladly help you plan another great vacation.

Family of seven from Canada, a much-needed vacation!
Location was perfect, condo was beyond amazing!
I use the concierge service for all of our bookings... golf cart rental, shuttles to, and from excursions, shuttles to and from the airport.
For sure, we will be back

The Nitke Ha 1 condo is a beautiful property which is ideally situated beachside. This said, the property would be enhanced if a dishwasher could be installed, hot water for showering was not intermittent, the water from showering would stay in the shower and not pool on the bathroom floor.

Everything was perfect except for one slight problem. The unit we rented had two safes, neither of which worked properly. After some discussion with management, we were provided a key for one of the safes. Both safes need to be replaced. Other than that, the property is perfect!

Lovely condo unit on the first floor with direct walk out to the pool and ocean. We had the 3 bedroom/3 bath unit which worked so well for our group of 3 couples. Loved having washer and dryer in the unit. Clean, updated with great linens and bedding. The only complaint is that the third bedroom (attached separate efficiency unit) had a musty/damp smell to it. Otherwise perfect!

We had an amazing stay at this condo! The location is unbeatable, just a short walking distance to La Buena Vista (food was excellent!). Housekeeping was excellent—our space was always clean and welcoming. We were also impressed with how well-maintained the grounds were; the pool was cleaned daily and always inviting.

We loved the convenience of ordering groceries ahead of time to stock our fridge, which allowed us to cook daily and feel right at home. The setup was perfect for a relaxing and stress-free stay.

Our only small wish would be for a sunshade by the water. That said, it didn’t take away from the overall experience—we'd definitely come back! Highly recommend this spot for anyone looking for a peaceful yet conveniently located stay.

Booking with Akumal Direct Reservations (“ADR”) was great. Their customer service is unmatched. The condo is perfectly located, has easy walk-out pool access, & is across from a convenience store. It's comfortably furnished and has high-end finishes. Daily housekeeping is provided by Ligia, who was wonderful.

While ADR handled all things booking-related, the condo maintenance itself is managed by a local company, Green Eyes (“GE”), who left much to be desired. While GE is physically located across the street & provided various contact numbers, it was difficult to get any assistance. Throughout our stay, we encountered:

1. Broken fridge. Repairman was sent, but it never got cold enough to safely store food.

2. No internet and no communication when it would be fixed. Another guest was provided an LTE router, but that was not offered to us.

3. Broken pool filter/dirty pool water. When mentioned to GE, they said they don’t deal with the bldg exterior. Pool was subsequently shut down for cleaning with zero communication on when it would be usable.

4. No running water half a dozen times. The first time, we messaged GE but they never responded. Another time, we stopped in-person and were again told they don’t deal with the bldg exterior (water pump). We never received any communications on outages or when they would be fixed.

5. Not enough toilet paper. GE told us to wait until the maid arrived later that day, but finally gave us one whole roll to hold us over.

6. Several smaller issues such as rusted lockbox, broken safe, burnt out light bulbs, insufficient beach towels, broken glass in sand surrounding pool.

The only saving grace to all of this was the impeccable communication and customer service from ADR. When GE was unavailable or unresponsive, the folks at Akumal Direct were and went out of their way to help out. We will definitely return to Akumal and D

This unit is located in the middle of half moon bay. Easy walk to local restaurants and attractions. You will be very happy staying here. Our only disappointment was internet is spotty and the tv's only worked for a few hours. Check them out and if there is a problem just walk across the street to the management office and they will do their best to get it working.
We had a great time and the lady cleaning the condo was great. She showed up the same time every day and did a very thorough job.
We love La Buena Vida and were there almost everyday. Turtle Bay and Taverna were also very good.
We visited the cenote, but went to the second one. It's a bit confusing, but if you ask if they huts to rent and they say not just go down the street to the other cenote. That place was great! They have a restaurant and bar and will actually bring you your food and drinks.
Anest of turtles hatched while we were there, Oct 14-21. Although we would check frequently to see if they hatched, we missed them actually walking out to the sea.
We would definitely stay here again.

Location and decor are the primary reasons we selected this rental and they met our expectations. The cleaning service was excellent and everyone I encountered in the booking process was very helpful. While there is no way to predict nature, it is unfortunate that this specific part of the bay was were all the seaweed collected. We paid for and anticipated easy access to the beach but that was not the case for the days we were there. Ultimately, I would stay here again, but not at the price we paid if there is seaweed.

This condo is absolutely gorgeous!! Everything was perfect, we vacationed with our 2 adult children and their spouses, plenty of room for all 6 of us on the couch and a full dining table to play games and cards. The kitchen has everything you could possibly need with plenty of dishes and silverware.
There is a small convenience store across the street that stocks just about everything you need. We made plans to stop at Sam’s Club in Playa del Carmen to buy our bulk groceries, there is a very nice grocery plus store that is a bit of a walk, we rented bikes one day to replenish and tour Akumal.
The pool is great! Very few places have pools in the area, we were so appreciative!
The beach and ocean is rocky, water shoes are a must. Snorkeling is possible off shore, if the water isn’t too rough. Don’t bother with snorkeling near the Dive Shop-too many people! Walk to Yal-Ku lagoon, it gets busy but you will see many fish.
The restaurants were wonderful! We loved the Bakery Cafe! All are very reasonable except for the Italian restaurant, our meal there was jut ok but very expensive.
We loved this condo and all Akumal has to offer!! This is an unspoiled area with NO American chain restaurants! It’s BEAUTIFUL! We will definitely return!
HUGE APPRECIATION FOR ROSA OUR HOUSE KEEPER!! She was amazing!
