Located just two and half miles south of Akumal proper, South Akumal is a quiet gated community with lovely soft sand beach. Here you will find a handful of private villas and one small condominium property, Seven Seas. Seven Seas is an excellent choice for visitors hoping to enjoy the rich natural beauty of the Riviera Maya in lovely well appointed accommodations. The beach here is soft and great for swimming and snorkeling. The large pool on the beach side of the property is great for cooling off. Shade palapas, sea kayaks and great snorkeling make this a perfect place to relax and enjoy the setting.

Seven Seas #4 is a spacious second level two bedroom, two bath condominium that can comfortably accommodate four.

- The master bedroom has a King size bed
- The guest room has a King size bed.
Both rooms have an ocean view. There is also a queen size inflatable air bed available to accommodate a 5th guest. AC in bedrooms only.

There is fully equipped kitchen with breakfast bar, dining area and large living area. This unit has an easy elegance making it lovely to look at and just as comfortable to spend time in. Off of the living area is the furnished terrace, overlooking the large pool with full view of the beach and sea.

This property was clean and the beds were spacious and comfortable. Miguel Escalante was wonderful and made wonderful suggestions about the best tours and places to eat. We enjoyed buying fresh fruit and tortillas in the Puebla of Akumal, and the general store near the beach was also very convenient. Bring your own snorkel equipment if you want to snorkel right off the beach. Equipment is included on tours. Dayse did an amazing job of cleaning our apartment and we found the accommodations perfect for our needs. Make sure you tip those that help make your stay wonderful. We would come back!

We had a wonderful time! It was nice to be somewhat removed from all the activity of Turtle Bay, and yet have easy walking access to it. We enjoyed being able to walk right out onto the beach and ocean

The staff onsite were fantastic! Miguel welcomed us and really set a great precedent for the rest of our trip. The views were beautiful and the grounds well kept. Location is central to many of the surrounding attractions. Our only suggestions would be new mattresses (they were very thin and hard), improve the water pressure in the showers and update furniture in living room and veranda.

Very nice place, it was exactly what we expected. Miguel was very helpful, mist of the time we just chilled on the beach or swam in the pool. The best was the sunrise every morning! Will definitely come back!

The apartment is right on a stretch of beach perfect for snorkeling. If you walk out towards the sea, turn left till the last condo (white) on the top row, go to the other side of the road along the condo, walk into the sea, put your face down, find a hole or a crevice, you will see hundreds of fish without swimming. The crevices are among the coral, stretching all the way to the left point of our small bay. It is fantastic for kids and people don't swim much. There are a couple of kayaks in the pool/beach area, and Miguel has life vests if you ask for them. As for the condo, it is spacious, clean, convenient and beautiful. Every time we open the front door, the scenery reflected in the dining room mirror is picture-perfect. Miguel and his staff are warm, friendly accessible and most helpful, and they live on the property. Once we forget to turn the stove off before leaving the apartment for dinner, and was able to call Miguel and got it turned off. There are more than enough pillows, towels, beach towels to keep 8 people going, and the cleaning lady comes in everyday. It is in the same bay as Akumal and a short walk along the beach to get to restaurants at the beach front and Akumal. Half moon bay and Yal ku lagoon are a longer but pleasant walk in January. And since it is January, there is not much of the feared seaweeds around to spoil the pristine beach. All in all, we had a great time on our vacation thanks to having this apartment as our home base.

wow, where do we even begin??? from the moment fransisco and miguel greeted us until our hugs goodbye, everything was beyond our expectations! we felt relaxed (and extremely safe) and still had so much to do right outside our door! the spacious and beautiful condo was a perfect size for our family and we especially loved hanging out on the porch overlooking the pool and ocean..... doesn’t get better than that! having kayaks to explore the amazing coral reefs just outside our back door was another huge bonus and our kids were never bored! it felt like we had a secluded beach all to ourselves and yet we still had lots of interactions with other families staying nearby. it was the perfect vacation full of many memories and we are so grateful!!! you will not be disappointed and will probably fall in love with mexico all over again as we did!! <3

The location is private and away from all the touristy stuff. It's a set of 5-6 condo buildings with guards and private entrance. The views are superb, waking up before 7am to watch the sunrise over the water and then 7pm sunset on the rooftop. Pool is cool and refreshing from the heat while the ocean is warm. Note, this beach is more rocky than Tulum beach (south). Just bring sandals or water shoes. There is housekeeping daily and Francisco (onsite manager) was friendly with recommendations and ensuring our stay was superb.

This is located in Akumal Sur which is a very chill location on the beach. Its about 2 miles from the main beach but much less crowded. It's surrounded by mostly larger villas and is very idyllic and beautiful. The condo is larger than it appears in the photos, and is pretty nice. They have a concierge available by phone or email who is very responsive to any questions. There were only a few thing that could use improvement. It could use some updating, and the kitchen only had two coffee mugs, which I found strange, as there were more sets of glasses and plates. We ended up buying a mug at the local grocery store in Tulum for $1, so not a huge deal. They could stand to buy a new fridge, but it works, and keeps the food cold. The kitchen is sufficient enough to make breakfast and other meals if you desire. The manager of the building is very friendly, and we had the pool to ourselves much of the time. It's a short drive to Akumal town, and about 15 minutes to Tulum. I'd recommend it.

A second floor unit, which I think has a better view, that catches all the breezes. A great pool, a beautifully manicured beach and well kept grounds. Miguel and the rest of the staff are welcoming and helpful. This building is on a private street a little secluded, so no shopping right next door but you have a somewhat private beach and bay. You go right down the road to the Akumal Pueblo for a market and laundry and there are great restaurants right across 307 on Turtle Bay - not too far. Tulum is about 20 minutes south. The condo could use a little updating but has everything you need including solid WiFi and everything works. Go for it, you won't be disappointed!

Just can't say enough great things about Akumal Direct and the outstanding level of customer service they provided from start to finish. At every point of our trip the crew of Akumal Direct delivered. Our accommodations were fantastic (my only wish would have been for a little better quality of mattress) and Miguel was such a class act.

We loved everything about the visit. The accommodation was light and airy. Beach right there and easy to access (with water shoes), clean pool, wonderful service. Already planning a return visit. For Seven Seas 4 just two recommendations: More comfortable patio furniture and some updated furnishings. Miguel and his team were the best. Definitely need a car and lots of wonderful restaurants near by.

We LOVED our stay here. The property is beautiful, the beach is very quiet, and the apartment is huge and fully equipped. Great balcony, too. Miguel the property manager is a darling. They even had snorkeling equipment and kayaks! You definitely need a car to get anywhere though. We would stay here again.

A perfect place to stay, beautiful view from the balcony, great location, quiet and don't have to deal with crowds. Miguel was very helpful and checked on us.
The only issues is the beds. The 2nd bedroom mattress is very hard/firm. I would suggest replacing mattress or adding a pillowtop cover. The master mattess sunk down and when you rolled over the whole bed moved. Other than the mattresses I would recommend this place to stay.

We enjoyed this villa very comfortable and clean, management was friendly and kind. The only complaint we would have is tipping in general everywhere in Mexico. Prices everywhere have gone up and customers are paying their fare share so pay the staff better wages. Tipping is getting out of hand and people are frustrated. People who own businesses are doing well as tourism is growing so pay your staff a good wage. Stop asking the customer to subsidize their wage. Of course this is everywhere in Mexico.

I would definitely book through Akumal Direct again. They were very helpful. Everything was very smooth from the start. The condo at Seven Seas was exactly what I was looking for. Very small complex with pool and beach front. Condo #4 was beautiful. Very quiet and relaxing atmosphere. The on site manager Miguel was wonderful as was the maid Patty. Making new friends and memories was accomplished. Would love to stay here again. Thank you to everyone for making this the perfect vacation.

What a great experience from initial booking with Akumal Direct to actually staying at the Seven Seas Property. The on site manager, Miguel, was professional, charming and very knowledgeable about the Akumal area and suggested cenotes to visit, restaurants and even scheduled our covid rapid tests at the pharmacy for us. We also used the concierge service associated with Akumal Direct for transport to and from the Cancun airport (best decision ever~driving in the Cancun urban areas is not for the weak of heart!). The beach is quiet and secure, although a bit rocky upon first entering the water(water shoes are a must). A rental car is handy, but not necessary. The grounds around the property were beautifilly maintained. Our corner unit was quiet and we especially liked the back entrance from our condo to the outside pool area. We would definitely return.

We are a family of four and stayed in this lovely condo for 6 nights. It was spacious and very comfortable, and really convenient to everything we wanted to do in the area. Miguel who lives on site and manages the property was wonderful! So helpful. Would definitely stay there again and recommend to friends.

We have stayed in another unit 10 years ago. We selected a second floor unit to watch the beautiful sunrises every morning. Was disappointed at the lack of furniture on the patio. Nothing comfy. Only rigid dining chairs. Photo was misleading.

We enjoyed our stay at Seven Seas, the view was spectacular and the condo had everything we needed for a fun week of snorkeling, kayaking and relaxing. Miguel was very helpful with directions, getting Covid tests, recommendations for restaurants.

As usual Akumal was great. The people are friendly and you can't find a more peaceful place to relax on the beach. Unit #4 could stand a little updating and there were a few more pests than we experienced in the past.

This unit was the farthest away from the beach overlooking the pool. Really nice, but next time I would like a closer unit. They say it as ocean view from the bedroom but that is really stretching it!!

We had been staying in Akumal - which is a preference - but needed a couple of nights extra - the apartment was in good shape - the beach would have been nice if it hadn't been so windy - water to rough to venture in but pool nice if cool - would recommend that there be a couple of comfortable chairs added to the balcony - the table and chairs are nice for dining but would be nice to have someplace comfortable to sit out on the balcony.

Property was barely OK in terms of comfort/appliances (this is not a luxury property) but reasonably clean and property manager was friendly and helpful. He was only in residence for one of our two week stay, though. He left for the second week without explanation. Possibly a family emergency?

Told that Mexicans are kind, helpful and nice people. This is true in general. Mexican drivers, however, are impatient and rude. They rode your bumper, flashed lights, used the blinker to pass, and even sometimes gestured. Driving is not the most pleasant experience. Everything else was great.

We (wife & I)spent 7 days here in March 2020. Weather mostly good although there was blustery wind on 2 or 3 days. The place has a lovely setting with view of a turquoise lagoon with breakers on the reef out to sea. Great swimming. It was quiet and felt secure. Great walks alone the beach, although Akumal-proper a bit too far to walk. Condo itself could probably do with 'refreshing'. The bed was hard and we both ended up with backache. We like to cook for ourselves and the kitchen equipment was minimal. An electric kettle would have been useful - being English we occasionaly drink tea and (to our shame) instant coffee. No dishwasher or washer-dryer, although the excellent Miguel took a bag of washing to the local launderette for us.Migual the site manager was very welcoming, charming and helpful. Handy for Akumal, Tulum, supermarket at Puerto Aventuras. Overall the location and ambiance made our week a chilled and enjoyable stay. One thing you ought to know - which we might have missed in the prospectus - you mustn't flush the toilet paper. It's bagged and the maid clears it everyday. We were OK, but... well, 'nuff said.

If you are looking to stay right on the water, then look no further. Miguel (the property manager) and his team will ensure that your visit will be relaxing and enjoyable.

Little touches that are too-often missing at rental units (ie sharpened knives) won't be a problem. The split-floor plan gives each group its privacy and space. Internet was strong, which mattered for us.

The views were spectacular, and it was great having access to nearby attractions like Tulum, Playa del Carmen, or Yal-ku, without having to drive too far.

We'd definitely return: thanks Seven Seas Team!

Great on the beach location if you are a snorkeler. Not so great if you like to swim because of the coral right to the beach.
