Filled with natural light and thoughtfully decorated with vibrant Mexican textiles, the villa offers a warm and welcoming atmosphere. Outside, the garden-side pool and shaded patio provide an inviting spot to relax, unwind, and enjoy a refreshing dip between adventures. Guests are welcomed with arrival-day snacks and one complimentary chicken fajitas dinner during their stay. Each morning (except Sundays), you’ll also enjoy fresh fruit and coffee, with orange juice provided when available—typically during the winter months.

Four of the five bedrooms feature stunning ocean views and terraces, while the fifth bedroom—facing the tropical gardens—doubles as a cozy entertainment lounge and can be arranged with either two single beds or one king.

This home was amazing. The views can’t be beat. The breaking waves, fabulous sunrises and sunsets. It was so close to town

We loved the golf at pga riviera maya. It was 7 minutes away. Easy to get so we could golf in the morning and then enjoy a great afternoon.

But the best part was the housekeepers Hugo and Eunice. They made our vacation. Hugo’s specialities were unbelievable. Pina coladas, fresh guacamole and salsa were amazing. They made our stay was memorable

Excellent. Casa Dos Palmas was a beautiful home in a great location that had great staff. The 4 bedroom worked perfectly for our large family. Having grocery delivery ahead of arrival worked well as did renting a golf cart. Shuttle service was excellent and economical versus cabs.

We had a wonderful visit at Casa Dos Palmas. The house is clean, quiet and private with beautiful ocean views. Staff onsite in a separate building were polite and attentive while completely unobtrusive. We were especially happy with the quality of beds, linens and towels, by far the nicest we’ve ever had in Mexico. We look forward to staying here again.

This house is absolutely stunning. It is spacious and could easily accomodate 4 couples and children. We enjoyed the roof top in the mornings. The staff were there each morning to make coffee and set out fresh fruit. They were so friendly and amazing.

The hosts really thought of everything. The location is perfect! No there isn't a beach, but it is a short walk to either bay for that.

Lots of creatures too. Coatis, iguanas and agoutis. The sunrises were awesome as well.

I have booked multiple times with Akumal Direct and will continue to do so. This house was impressive!

I walked into a beautiful home with the dining set up for a wonderful dinner. Hugo and Henry immediately went out and started bringing our luggage in. After the luggage was done they sat us down and served us an incredible dinner. My wife has Alzheimer’s and meals are sometimes a challenge but Henry stood behind her filling her plate and cutting her chicken. Hugo’s cooking was exceptional and Eunice was there to clean everything up. The stairs were a little tough for my wife with limited mobility but Henry was always there to help her out. We were spending the day in Cozumel for my birthday so I asked Hugo to make some tamales for us. When we arrived back at the house Hugo was there with the delicious tamales and the dining room was decorated for my birthday
There were 9 of us in the house and everyone was comfortable. The house was beautiful the view from my bedroom was incredible
We were 9 happy people for 9 days and nobody wanted to go home
We all agreed that we will go back there again
I read a review that they would go back just for Hugo’s cooking and I have to agree with that

Hugo and his family treated us extremely well. They ensure that we were well take care of with fresh fruit and coffee in the morning. The home was perfect for us, location, size and comfort. Our time at Casa dos Palmas was lovely. The house was comfortable and functional for the 8 of us, with both private and shared spaces. Location was great as we could walk in either direction to beach, stores and restaurants. The highlight, though, was the food and support from Eunice and Hugo, who had just taken over from Eunice's mother and father, Esther and Rigo. 5 dinners were made for us, and we loved them all. Although they didn't speak English and we didn't speak Spanish, we somehow communicated adequately with Eunice and Hugo; their son, who was there a few days, helped a lot as he is bi-lingual. The only negative issue was the lack of information upon arrival: the book of info at the house appeared out-of-date and incomplete, and there was lack of clarity as to the roles of the property manager and the rental office. All worked out well, and we loved our vacation there.

We thoroughly enjoyed our stay at Casa Dos Palmas. Eunice, Hugo, Hugo Jr and Enrique were really great and made the stay very comfortable, however we did struggle with the language barrier causing a couple of meal miscommunication, but overall the food was amazing!! The villa could do with some updating as it is a little run down in some areas, there were a lot of ants around and the toilets did not work great. It seemed as though the town as closing down for the season which meant the entire town seemed very empty, so that wasn't the best for us.

The accommodations were excellent and the caretakers are fabulous! Highly recommend Hugo’s cooking. The pool was great for the kids. AC units worked well in the bedrooms and we all slept well. Great location to get to town and the beach. Loved hearing the ocean waves!

This was a great 5-bedroom house with plenty of space for four adults and four kids (and room to spare). The location was about halfway walking distance between Lol-Ha and La Buena Vida so very convenient. While centrally located, the property is tucked back and surrounded by greenery, making it also secluded. The onsite caretakers were very welcoming, and offered up freshly prepared fruit and coffee some mornings. Plenty of onsite wildlife to entertain the kids. Pool was a good size with some deeper and shallow areas.

We had a wonderful vacation and would recommend Casa Dos Palmas to anyone. We have been to Akumal many times but this was the first time with our three adult children and their spouses. It was also the first time staying in a villa and we may be spoiled for future trips.
Esther and Rigo were so nice, they took very good care of us, the fresh orange juice in the morning and salsa and chips in the afternoon is really a nice touch.
We will always remember this special vacation.

The house was in a great location for walking to town, shops, restaurants, etc. Views are quite stunning. Not as great if using the water matters to your party-- windy and sharp rocky shore. Only our most experienced and fearless snorkeler was willing to brave the water on this stretch, eve on the calmest day.

Maintenance on house was absolutely perfect. Pool was kept sparkeling as was every inch of the house. The wireless connection and DVD and SKY TV all worked perfectly -- not common in some places we've stayed in Akumal.

Kitchen was less equipped than other similar houses - perfectly fine if you don't plan on cooking a lot or are mostly making blender drinks for a larger party. A few new tools to replace the broken or missing items would bring it to 100%. The dishwasher was nice but really didn't matter because Esther was so very on top of things :).

Esther and Rigo were the very best onsite hosts we have ever had (8 trips). Warm, helpful, terrifically interested in making our family feel welcome. We even got to sample one of their holiday Tamales. We would stay at this house again just for the opportunity to have Esther and Rigo adding their care and magic to the trip.

We need to send 2 CDs back. What was our address? All 8 of us (6 were 20-30 somethings) had our best of the last 7 years of vacations here. House, staff, location, price, bar with a swing, condition of all rooms was tops. The views and 3rd floor lookout was perfect for cigar smokers. Beautiful experience and we would go there again. Thank you.

My family absolutely loved Akumal and Casa Dos Palmas!! The home was even more beautiful than in pictures and absolutely immaculate. Ester and Rigo were SUCH a luxury to have on site - fresh squeezed juice and coffee in the mornings, pool maintenance, fresh drinking water in each bathroom to use to brush our teeth - they took care of everything! Our only regret was that we waited until the end of the week to have Ester cook!! The area was so quaint and safe, and we LOVED La Buena Vida restaurant and bar only a short walk away. We are all frequent travellers and have been to and stayed in some amazing places, but Dos Palmas and Akumal is now one of our favorites! 5 STARS all the way around!!

Casa Dos Palmas is an incredible house! Peaceful, quiet beautiful! Wonderfully maintained. Ester and Frigo are sweet bank kind. They made us a delicious meal and cut fresh fruit for us in the morning. Would love to go in the Fall when it is a little cooler.
This house was a wonderful escape from the rest of the world! Crazy 2020!!

What can I say? We wouldn't keep coming back if this weren't one of our favorite houses in Akumal. You can't beat the price, location and fantastic staff (thank you Esther and Rigo.) The Sargassum grass is a bummer but you're going to find that all over the Maya Riviera right now.

If I had to pick one advantage Casa Dos Palmas has over some of the other houses in North Akumal is the pool being in front and partially shaded. This gives you the chance to move around throughout the day and either avoid the wind or the sun given what's going on in the moment.

If you're on the fence about going with Casa Dos Palmas or another house I strongly recommend choosing Casa Dos Palmas. You won't be disappointed.

We loved staying at Casa Dos Palmas. Our extended family loved the house. grounds and pool. It's close to restaurants and had everything we needed. Esther and Rigo were very attentive and helpful. Esther did not feel well so we were disappointed to miss her cooking.
Our only problem was the ants in the first floor master bedroom. We would expect ants in the kitchen, but not in the bedroom and on the bed. Rigo tried his best to help, but one person could not sleep on the side of the bed toward the closet. Other wise the house was very clean and well cared for.
We would recommend a solution of borax, sugar and water. Borax was not to be found in any store or pharmacy. It can be ordered on amazon. Rigo checked and we searched, but no luck. It's our fool proof solution at home. The manager who stopped by once was dismissive and just said it's the tropics, there are bugs. As far as I know, she made no attempt to help.
We would love to stay there again, but would bring our own ant solution. Future renters should be warned. We have not experienced this during our last 7 stays in Akumal over the years.

Perfect. The property is clean, quiet, comfortable, and convenient. The house is in a quiet neighborhood. walking distance to a number of great restaurants. Close driving distance to Playa del Carman and Tulum. We had great communications with the property manager and the caretakers were there to help with every need. We will be back!

We were 4 couples,early would work well for families,too. Delighted with everything about the site worked well-great layout & design of bedroom & group rooms,spectular views, proximity to good restuarants,food & other shopping, good local beach.The chef is outstanding-5 star & he and his wife (who cleans daily)are kind and gracious.We will return.

This was our 2nd visit to Casos Dos Palmos-it only gets better.The back side,the ocean, is spectacular,the front side by the pool is tropical and lovely.The house has everything we needed.The caretakers who are devoted to making our stay perfect.BEST of ALL-Hugo,the chef,is amazing. It's 5* dining.We went out once in 2 weeks & the food didn't compare.

Nice spacious house with excellent friendly and helpful staff who live in a small house in the drive. Loads of space and a nice garden. You can walk to a beach to the north or access Akumal beach without paying by walking round the rocks to the south. Shops and restaurants are within easy walking distance

We had a fantastic stay at Casa Dos Palmas! Very comfortable house with full amenities, picturesque view and convenient pool (great for kids).

What made our visit so special was the hospitality from the caretakers - Hugo, Eunice and their family. They were so helpful in navigating Akumal as well as providing housekeeping daily including tidying up and making fresh coffee and fruit. We hired Hugo to cook us dinner one night which was delicious as well as a unique treat for us to try homemade, local specialties. Thank you Hugo and Eunice!

Casa Dos Palmas is a wonderful place to stay! This was our second visit. The house is spacious and located right on the ocean. It has everything you need and two terrific Caretakers, Hugo and Eunice. They are so gracious and cooked absolutely delicious meals for us. It was a perfect place to stay for a vacation!

This house was just what we needed. 3 siblings and one wife. Everyone had an oceanfront view and bathroom. The kitchen was well stocked. The nearly- daily fruit offering was very welcome and delicious. We had Hugo and Eunice prepare a very delicious dinner one night, fish and pork, and everything was magnificent. Be sure to order Eunice's lime pie. Couldn't have been happier and are eager to return!

Stayed in Casa Dos Palmas. Was perfect for our family group. The house had everything we needed. Rooms and bathrooms for everyone. A fully equipped kitchen and plenty of seating inside and outside. It was very windy during our visit so the pool at the back of the house was perfect. Service from David the Locogringo concierge was prompt even on a Sunday. He organised a boat tour and rental cars for us making everything we wanted to do so easy. I suggest stopping for groceries on your way to Akumal because the local shops and restaurants are very expensive.

This was my family's 3rd year at Casa dos Palmas-beautiful location, home, amenities. But the sole reason we continue to return are the 'caretakers' who take care of us, keep the place spotless and create fabulous meals.BUT WE LOST POWER on 2 days -4 hrs and next day 7 hours-not in town either.Unless there is a transformer for the house, we might not come again.
